iMobsters Real Estate Guide   Real Estate Overview Owning Real Estate is the only way to generate recurring Cash Flow Income in iMobsters. Generally, the income from your properties will significantly exceed that earned from fighting or missions. Given the high upkeep of the better equipment and the relatively low income from the available properties, it is especially critical that you maximize your real estate income. The Income provided by real estate is earned every 50 (Tycoon) or 60 (Muscle, Operative) minutes depending on your character type. This occurs whether or not you or actively playing. Upkeep costs are automatically deducted at the same time. Return on Investment (ROI) The key to maximizing your income from Real Estate is understanding the concept of ROI. If you view real estate as an investment of your cash, then the ROI on that investment is equal to the income provided by that property divided by its current cost. This number is commonly expressed as a percentage and indicates the rate of return for that particular property. When choosing which property to buy, you should always choose the one that provides the highest available ROI in order to maximize your investment and income. The cost of each real estate property increases by 10% with each purchase, decreasing its ROI. This provides incentive to advance in level in order to unlock additional real estate types that provide a higher ROI. Real Estate Analysis As you can see from the list below, the initial ROI of real estate unlocked at the higher levels is lower than the initial ROI of properties found at the earlier levels. This is by design as it is expected that as you unlock additional real estate, you will have already established a rapidly growing income stream that makes it easier to afford the more expensive real estate. Also, as the ROI of your real estate lowers with each additional purchase, it will eventually reach a point where the ROI of the higher level real estate is higher than that of your current real estate. Strategic Recommendations All of the available real estate in iMobsters is unlocked by Level 15 with the highest income property being the Casino at 250,000 per income cycle. The problem is that the highest available equipment in the game - the Helicopter (unlocked at level 30) has an upkeep cost of 100,000 with a $5 million price tag. Multiply this by the number of people in your Mob and this number quickly adds up. If you ever hope to amass a group of Helicopters or even Lamborghinis, it is critical that you establish a strong income stream early. Once you reach the higher levels (30+) it is more difficult to build income as your opponents are much better equipped and you will likely be forced to increase your upkeep costs. It is common for the ROI on your properties to drop below 0.1%. There is very little incentive to advance beyond level 15 (when the Casino is available) until you have enough cash flow to support the upkeep of the higher level equipment. TIP: Stay at level 15 as long as possible. There are no better properties available and you will not have to contend against opponents equipped with high upkeep equipment. Camping Of course this depends upon each player's strategy and some player's take this to the extreme by "camping" at certain levels and continuing to build their income stream despite the rapidly declining ROI %. The objective is to build as large an income stream as possible so that the player is easily able to acquire any newly unlocked equipment and/or real estate. To effectively utilize this strategy, it is important to drastically slow down your leveling by not attacking other players or completing missions. Also, you should focus all of your equipment purchases on items with low upkeep and high defense values. Banking Because the game limits your losses regardless of how much unbanked cash you have, it can make sense as your income stream increases to stop banking. This is due to the 10% loss every time cash is deposited into the bank.
